Landscaping
· Several changes have been made by Juniper in order to ensure we all receive the services we expect. A new landscaping manager has been appointed. Rebecca has extensive experience and has been on-site getting to know our community. She is solely dedicated to Lakeshore Preserve. In addition, a stronger on-site crew has been created which will ensure a higher level of service.
· Please note on days where temps fall below freezing crew start times will be delayed an hour. This is to prevent damage to turf and plant material.
· Sod replacement timelines will be delayed. Suppliers will not cut sod when temps are below freezing.
· Irrigation checks and repairs are slated for the townhomes area on Tuesday, January 14th.
· Hedges at the bottom of Fountain Palm Alley have been removed in order to increase visibility.
· Trees that are blocking stop signs pose a safety hazard and will be removed.
As a reminder, common area and sidewalk trees are maintained by Juniper and therefore should not be trimmed, cut, sculpted, or shaped into ornamental topiaries by residents.
Townhome News
Round one of forensic testing on townhome roofs, stucco, attics, and courtyards will be conducted starting January 14th. Please refer to recent emails sent by Becker and Poliakoff for more information. Thank you to owners who have volunteered their homes for this testing.
In the Works…
This month we are working on getting through a list of minor projects in the community. This list includes repairing several stop signs, replacing the fountain timer and recentering the fountain at Great Park, replacing broken or missing utility box covers, repairing the broken pool gate, finishing all pressure washing, and cleaning out several clubhouse storage spaces. We also continue to explore options for the firepit timer and clubhouse security.
Committee Volunteers:
The Board of Directors seeks volunteers for the HOA Committees. You can find a full description of all of the HOA committees at: Committee Descriptions 2025.docx.
The Board is especially seeking new volunteers for the Architectural Review Committee, Finance Committee and the new Maintenance and Welcome Committees. You can express interest in volunteering by completing the form at: https://forms.office.com/r/WcE7FzYTzL.

Holiday Decorations:
We would like to extend a friendly reminder that Per Lakeshore Preserve’s Rules & Regulations, holiday decorations must be removed no later than January 15, 2025.
