Lakeshore BOD Bulletin Week of August 4, 2025

Landscaping and Irrigation

  • The sod project has been delayed due to active chinch bugs.  Another treatment has been applied.  Once there is no evidence of activity Juniper will proceed with sod replacement.

  • 2 dead Bismarck palms were removed from Seidel on Friday.  Cost:  $1560.

  • Detailing will begin in section 1 this week.

 

Clubhouse

  • Roof repairs continue at the clubhouse.  For your safety and the safety of others, please follow signage directing you where to enter and exit the clubhouse and pool deck.

  • A new modem was installed and internet service has fully been restored to the clubhouse.

  • Pool filter system was replaced last week.  Cost:  $1757.20

 

Townhome News

  • Townhome owners are responsible for ensuring their garage lights are in working order, replacing dead or decaying landscaping (including alleyways), keeping the area between units/sides of units clean and free of debris, and ensuring garbage bins are not visible from street view.  In order to avoid receiving a violation, please ensure your home is in compliance.

  • Mr. Electric will be on-site Tuesday to look at the string of lights that is out in the townhome mews.

 

Sidewalk Safety

When outside, take a moment to check the sidewalks and area that surrounds your home.  If necessary:

  • Report a sidewalk issue (uneven pavement, tripping hazard) by contacting OCFL 311 or calling 407-836-7870.

  • Broken utility box cover? Call OC at 407-836-5515 for replacement.

 

In the Works

  • The BOD is working on a homeowner guide to Lakeshore rules and regulations, based on the Covenants, By Laws, and ARC Guidelines that will assist homeowners by outlining specifics as they pertain to single family homes, townhomes, and amenities.

  • The BOD is working on updating the Clubhouse Rental Agreement and Rules.

 

Reminder of the Week:  Awnings and Canopies (ARC p.9):

  1. No permanent or retractable awnings (metal, fabric, wood, plastic, or other materials) are permitted.

  2. The installation of a canopy (fabric gazebo) is not permitted. Exception will be for private parties. Such tents/canopies may be installed 24 hours prior to, and must be removed within 24 hours after, the party. No other type of sunshade, tent or canopy cover will be approved.

  • Private Rental August 9th 12pm-11pm
