BOD Weekly Updates 1-21-25

  All holiday lights and décor are to be removed. The deadline for removal was January 15th.


Forensic Testing Update- destructive testing for the townhomes and clubhouse has now concluded. Becker & Poliakoff, along with their construction team, have gathered a substantial amount of evidence to support the community’s legal claim. The construction team will be present this week to restore the buildings and roofs to their original condition. We will send another notice once the second round of testing is scheduled.

Pressure Washing Update the community pressure washing should be completed this week following the completion of the dog park and clubhouse dock.

 

Utility Boxes-The black boxes in front of your property are for backflow and are “owned” by the homeowner.  Orange County will only service the backflow itself and meter boxes.  If you have a broken, cracked, or missing black utility box cover then you are responsible to replace it.

 

 

Pet Waste Stations continue to be filled with discarded mail.  Please use pet waste stations for pet waste only.  Take your mail home with you and discard there.

 


Landscaping Updates:

o   If you have your lawn treated by a company other than Juniper there may be an issue when Juniper does their routine fertilizations.  Please put in a ticket with Juniper Sync with a request not to receive fertilizations.

o   If you have a request or concern, please do not pull crews aside or direct them what to do.  Please put in a ticket with Juniper Sync so they can keep track of your requests.

o   If you have decorative curbing, so no potential damage can occur, only string trimmers will be used around them.

o   All services are weather-permitting.

o   Juniper, the Landscaping Committee, and our HOA Board are reviewing resolutions for townhome alleyway trees.



Great Park Fountain timer has been repaired and the fountain has been re-centered.


Personal Trainers and guests are not allowed in the clubhouse gym.  Our gym is for Lakeshore residents only.

 

Solicitation/Scam Awareness-A resident reported receiving a phone message from KIS Consulting regarding getting reimbursed from “your builder” for stucco cracking and offering free stucco inspections as well as providing a tax-free check to fix any issues.  KIS Consulting has nothing to do with our Association or the construction defect lawsuit.  Please be aware of this solicitation/scam.
