Landscape Meeting Notes-July 24, 2025

  • Bismarck Palm removal proposal was approved by the board.  Mike will schedule with their vendor to have the 2 trees removed.

  • The proposal to move the rotors under the front viburnum hedges out to the turf line was approved.  They will cap off the old heads and add new ones.  Josh Ballard will coordinate with Dwayne on timing to make sure it is done prior to the fence installation.

  • Mike will coordinate with Dwayne to trim the front viburnum hedges back prior to fence installation.

  • The clock at Sunset Park will be replaced today.

  • Clock “C” will be replaced tomorrow.

  • Josh Ballard advised that there are 2 additional I-Core controllers in the common area that have not yet been replaced.  Since the I-Core is no longer available, any replacement will require switching out of all decoders tied to the controller.  Jim asked Josh if he could prepare a rough estimate of the cost of replacing these controllers and the related decoders so the community can budget for this possibility.

  • 2 irrigation techs on site (Anthony & Derek).  They will be assisting with clock installations and wet checks.

  • Irrigation reports for the common areas will be ready tomorrow and the reports for the single-family homes will be completed by the end of the month.

  • Josh Ballard will be re-marking the areas that need sod today.  Sod will be installed tomorrow and Saturday.  Irrigation of newly sodded areas will be set to run 3 times per day for 8-10 minutes each time until sod is established.

  • Josh Ballard has also set the irrigation in the newly installed/trimmed viburnum hedges at the end of the townhomes to run 3 times per day, 10 minutes each time.

  • Nancy mentioned that it seems Juniper staff (most likely Agronomy) are using homeowner hoses to fill their tanks.  They leave the hoses out and in one case turned off the water supply to home’s mosquito system while trying to turn on the water.  Mike and Josh will make sure all crew is aware that they are to use the water either from the clubhouse hose bib, the hose bib in the Reflection Park or the one near the fountain in the townhome mews area, not at individual homes or townhomes.

  • Josh Ballard informed the group that Justin Watkins (Agronomy) is no longer with Juniper.  Josh Burton will lead this area with Josh Ballard’s assistance in the interim.

  • Nancy asked Mike to remind the mow team to blow back decks after service.

  • Nancy asked Mike to have the mowers go back over clumps of grass when mowing.

  • It was noted that the main water supply was shut off at 15707 Cutter Sail, possibly due to recent sale of the house.  Dwayne has reached out to the new homeowner.

  • Maureen asked again about a solution to keep the mulch from getting out of the palm beds at the pool.  We discussed options including using an adhesive with the mulch, small rocks with adhesive, large rocks without adhesive or a paver or poured concrete curbing.  Nancy will contact a vendor she knows who does concrete curbing to get an estimate.  This solution may be an option for the planting beds in the mews area as well.

  • Nancy asked Mike if he could give us a rough proposal to install either 1 or 2 planting beds in the center of the Great Park playing field, including some Christmas Palms, Crotons and Coonties.  We can then review, decide on size/shape of bed(s) before he prices it out.

  • Maureen asked again about the irrigation at 8812 Lakeshore Pointe Drive.  Josh Ballard said he has provided an estimate to Dwayne and that Dwayne was contacting the homeowner.  This issue needs to be resolved since it was common area that was damaged by a homeowner.  The association may have to pay Juniper and add the cost to the homeowner’s HOA account.

  • Maureen brought up issues that Paul Hettler asked her to look into:

  • Paul asked if we could get a price to add/replace some live oak trees in the neighborhood either where Toll never installed or where trees were removed by homeowners or by storm damage.  Mike asked for a list where these trees are needed in order to quote.  Estimate will depend on how many old stumps need to be removed, location and volume.  Probably 12-14 foot trees will be quoted.

  • Paul wanted to know if the Dog Park could be cut shorter.  Mike said that he can, but the Bahia grows so fast at this time of year, it would probably not make a big difference.

  • Paul said many of the oaks along the Topsail loop are not in compliance with ADA requirements above sidewalks and streets.  Mike and his team are continuing to work on tree limb ups and will have a crew in the community tomorrow.
