Revised Architectural Review Guidelines

Are you planning a pool? Installing a new lush landscape? Does your exterior paint need a refresh? For any of these items, you need to consult the Lakeshore Preserve Architectural Review Guidelines and submit a application to the Architectural Review Committee (ARC).


The Board of Directors and the ARC approved a joint resolution on August 1, 2023 to revise and amend the Architectural Review Guidelines. The revised document is now available in the Documents section of the website. These guidelines take effect September 1, 2023. The primary purpose of this revision was to create a more user-friendly document by clarifying language and improving the overall organization. Below is a summary of the significant changes to the AR Guidelines. Questions can always be directed to the ARC or the Board.


Summary of changes to the Architectural Review Guidelines:

  • The entire document has been reorganized to make it more user-friendly, putting related topics together, rather than just following an alphabetical arrangement. The electronic version of the document includes internal hyperlinks to make navigation easier. Photo examples have been added where appropriate for clarification.

  • AR Application process has been improved with more detailed instructions and separate application types for “architectural,” “hardscape/pool” “landscaping,” and “painting/decoration” modifications.

  • An exception and process for “emergency repairs” and been created.

  • Satellite dishes shall no longer be permitted to be pole mounted (only to wall of house).

  • Rules and restrictions regarding painting and color schemes have been clarified.

  • Holiday decoration rules have been adjusted to be consistent with the rules and guidelines approved by the Rules Committee in 2022.

  • Replacement of plantings in existing beds with same number of items of the same nature and size no longer requires ARC approval.

  • An option to create an “Annuals Bed” has been added; once approved, ARC approval is not needed for seasonal plant rotations.

  • A list of approved plants for use in front of townhomes has been created. Only plants on this list can be used in order to maintain uniformity of design.

  • A list of suggested plants has been developed for Estate and Executive homes to assist homeowners in landscape planning.

  • Restrictions on acceptable mulch and alternatives (rocks) have been clarified.

  • Rules regarding ornaments, decorations and flowerpots/planters have been revised and clarified.
